Renting out your property is generating an income and we assume that you would want this income to be self-perpetuating and trouble-free. We can help with our Rental Management Service.
We will photograph your property and advertise it on our website at no charge. However we recommend that you also advertise separately elsewhere to assure income and occupancy. We are prepared to handle rental payments at this end and deposit these monies into your Turkish bank account if that is what you want. Alternatively you can collect rental payments in UK. All rental monies are therefore yours to control (and can vary). If we take bookings on your behalf we charge 15% booking fee. In addition we charge for our management service depending on size of property and these prices are on a weekly basis as and when you use the service.
It has been announced in the local press recently that tax inspectors are coming around Altinkum to check on properties that are being rented out to foreigners. The Tax Office will expect all owners to comply and declare their rental income tax locally. We can advise on this as part of our service.
Our rental management service includes the following:

Thoroughly clean property prior to arrival of guests
- Make up the beds with fresh linen which you have supplied
- Meet and greet on arrival with keys which we hold locally.
- Inventory check with departing guests. (Ensure breakages are replaced before arrival of next guest if that is your wish)
- Liaise with you or your guests to arrange transfers to and from the airport if required - prices on application which will depend on the size of the party
- Rent collection locally if required
- Arrange for locks to be changed in the event of lost keys - a £50 charge will be made to the tenant to cover this (a qualified locksmith needs to be called to gain access to the property in this event)

Notes:
- We recommend you provide at least 3 sets of bedding and towels for each bed. These should be marked up with a laundry pen and clearly identified (either by apartment No. or owner's name)
- We ask that you leave basic supplies of cleaning materials and products (e.g. mop, bucket, dustpan and brush, vacuum, washing powder, washing up liquid, glass cleaner, bathroom cleaner, bleach, floor cleaner, toilet paper). We recommend that a float of £50 is left with us to cover replenishing these items where necessary and also to have some funds available for small essential repairs during the year. This is only applicable if you have not already taken out our Property Management service, in which case we are already holding this float on your behalf. A full account will be available to you at the end of each year including receipts. This account is also available to you at any time by request.
- This service does not include the laundering of linen. If you require us to launder linen, there will be an additional charge of £3 per bed set and 50p per towel.
- We require 2 full sets of keys to your property which will be kept at our premises. One set is for us and one for your guests.
- We recommend the following refundable deposits which are at the discretion of each individual owner. We suggest on your rental booking form you make a refundable deposit charge (payable to us locally) of £100 for key loss and inventory discrepancies. We will refund this money to your tenant on departure if there are no damages.
- We recommend that you take out full buildings and contents insurance which also covers Public Liability which is a new product available in Turkey. We can arrange this for you.
- We also recommend that your guests take out adequate travel insurance cover as there are no recipricol health arrangements between UK and Turkey as Turkey is not yet in the EC.
